How it works

-Step 1-

Contract docs will be sent out for E-signatures of all parties

10% initial deposit is required for all accepted offers and must be received within 24 hours (1 business day) of offer acceptance.

Have a question about
a discounted property

What is acceptable Proof of funds?
Proof of funds can be most recent bank statement copy or pre-approval from a hard money lender. The document must match the buying entity name, have a date and clearly state the amount of funds available. Document must be within 30days of offer.
Is FHA or conventional financing allowed?
Only cash or hard money financing will be accepted
Are inspections contingencies allowed?
All sales are strictly as-is. No inspections contingencies allowed. All buyers are advised to perform any due diligence needed PRIOR to submitting an offer
Is the initial deposit refundable
The initial deposit is ONLY refundable if seller can not produce clear title
Where should i wire the initial deposit?
If your offer gets accepted, instructions will be sent with title agent or attorney trust account information. Deposit will be held in trust account until the day of closing and is due 24hours upon offer acceptance (excluding weekends and holidays)
How do I know if a property is available?
We update our website daily, if the property is listed, it’s still available.As soon as an offer gets accepted, we remove the listing from the website. Also an email will be sent to all bids.
How do i know if my offer was accepted?
An Email will be sent to all bids to inform if the offer was accepted or rejected.
